Selling a home can be one of the most important financial transactions of your lifetime. We take the job very seriously and we use an advisory, consultative approach. We are truly committed to delivering extraordinarily high levels of customer service during this often stressful and exciting time. As top Scottsdale, Cave Creek and Phoenix area Realtors with years of experience and a proven track record, it is our job to guide you through this complicated process, from beginning to end. We want you to get the maximum value for your home, within your time frame and to provide you with all the information necessary to make decisions with confidence. | | Full Team of Professionals: The Valley of the Sun Team consists of 8 team members, including a transaction coordinator and marketing specialist. You can feel confident that there are several people ensuring that your needs are met. | | | Cutting Edge Technology: Our team has access to, and provides you with, the most up-to-date search tools and web portals, so that you always know what's new. | | | Consistent Communication: We will regularly keep you updated on latest listings, real estate news, and important developments in your areas of interest. | | | Competitive Market Analysis: After doing extensive background research, we will present you with a detailed Competitive Market Analysis (CMA). The CMA compares your house to similar homes in your area that have recently sold based on size, features and market data, including current economic conditions. Using this information and your input, we will suggest a listing price range. | | | Recommended Home Improvements: We will tour your home and make suggestions to improvements that will increase its appeal to potential buyers. Generally buyers are attracted to houses that don't require much work. We will make sure your home is placed in the most marketable condition so you can receive a top-market price. | | | Propose a Marketing Plan: We will work-up a comprehensive Marketing Plan that utilizes all avenues in the sale of your home. You could expect our plans to include the following components: • MLS Websites Promotion • Internet Promotion • Print Advertising (Newspaper & Magazine) • Flyers • Open House • Brokers Open | | | Listing Service: If you own a home and live in Arizona, we would be happy to help you sell your existing home so that you may move to your new one! We not only advertise in our own website, but provide direct advertising in Realtor.com, yellowpages.com, Craig’s list and many more sites. | | | Referral Service: If you live out of state and own a home that needs to be sold before your move to the Valley, or if you are selling your home here and moving out-of-state, we can help you there too! We will provide you with quality referrals to Keller Williams agents in your area that can assist you. We have long-standing relationships with many agents across the country. We love to be a one-stop shop for all your real estate needs! | | | Offers & Closing: Soon after your home goes on the market, offers should begin to come in. We will ensure that potential buyers have adequate financing, and will require buyers to have pre-approval letter from a qualified lending institution. Contracts are complicated, and intimidating. You don't want to go to a closing with some doubts. You will have the full benefit of our Scottsdale, Cave Creek and Phoenix real estate experience and knowledge for a smooth and successful closing. We recommend that you do not sign on any dotted lines without asking us first. As your agent we will also accompany the inspector when they examine your house, help you negotiate the sale and estimate closing costs. |

Making An Offer >How Much To Offer
When you make an offer on a house, your biggest decision is how much to offer. Although you don't want to pay more than you have to, it is sometimes hard to predict how much is "enough" for the seller.
Some sellers price their homes at their bottom line and may be unwilling to negotiate, unless the house has been on the market for a long time. Others build in a little room for negotiation. Some sellers are more motivated than others to get their homes sold. Whatever your situation, it is hard to know what sellers will do until they are presented with an offer.
If your offer is very low, your finances might look shaky, and asking the sellers to pick up closing costs might just result in a refusal of your offer. If your original proposal is unacceptable, the seller will usually make a counter offer. While sellers like to get their asking prices, good listing agents prepare them for the possibility of receiving offers that involve some compromises.
